Arboretum 

The Arboretum neighborhood is one of Seattle’s most serene and naturally beautiful residential areas, centered around the 230-acre Washington Park Arboretum and its winding paths, waterways, and gardens. Located between Madison Valley, Madison Park, Montlake, and Capitol Hill, it feels wonderfully removed from the city while remaining surprisingly close to downtown and the Eastside. Lake Washington Boulevard provides a scenic connection through the neighborhood, while nearby SR-520 makes it easy to reach the Eastside and University District. The area’s defining feature is its access to nature, with residents able to step out for a morning walk, run, or bike ride through the Arboretum and Seattle Japanese Garden.

Real estate in the Arboretum is predominantly made up of single-family homes, with a mix of classic Craftsman and Tudor-style houses, mid-century properties, renovated residences, and newer construction. Many homes sit on leafy streets and generous lots, with some offering elevated views toward Lake Washington, the Cascades, or Mt. Rainier. The neighborhood tends to attract professionals, families, and longtime Seattle residents looking for privacy and greenery without giving up a central location. There is very little commercial development within the residential core, which is part of the appeal; Madison Valley and Madison Park provide the nearby neighborhood amenities while Capitol Hill, downtown, and the University District are all within easy reach. 

What makes the Arboretum especially appealing is how seamlessly nature and neighborhood life come together. Residents can spend an afternoon exploring the Arboretum or Japanese Garden, then head to nearby Madison Valley for coffee, dinner, or drinks. Local favorites include Arosa Cafe for coffee and breakfast, while Madison Valley’s restaurant and boutique-lined stretch of East Madison Street offers options for everything from casual meals to a night out. Just down the hill, Madison Park adds more dining and shopping, including Cactus Madison Park and longtime neighborhood grocery Bert's Red Apple Market. With the Arboretum essentially serving as its backyard and Capitol Hill, Madison Park, and downtown all close by, the neighborhood offers a rare combination of peaceful residential living, outdoor access, and central Seattle convenience.
